Universality - all three typologies of buildings are assembled using the same apartments. This leads to a reduction in the number of types of planning, unification of engineering solutions and lower construction costs.

Flexibility - all «wet areas» of apartments are gathered along the walls bordering the core of the building (corridor, gallery and staircase). The ventilation channels and piping are also assembled along these walls and have service access from the floor corridors. This makes it possible not to cause inconvenience to tenants in the course of planned facilities maintenance. All apartments are designed on the basis of one planning module - 3.5 m for standard ones and 3.8 m for enlarged ones. Thus, apartments of different layouts and squares can be placed one above another, while their “wet areas» will not get into the projection of living rooms or kitchens.
As a result, the developer will be free to vary the apartment's structure depending on the current requirements of the market.
At the same time, the houses of sectional and gallery types are designed taking into account the possibility of changing their storeys from 5 to 9 floors without affecting sufficiontly their architectural appearance.

Transformability - load-bearing structures are designed in such a way that there are no bearing walls and ventilation channels between the apartments, which allows to unite neighboring apartments, creating, if necessary, apartments of larger area. Within the apartments themselves, there are also no load-bearing walls, which makes it easy to combine the kitchen with the living room or make the necessary redevelopment.

Facades that face streets have calm architecture charachter. Not glazed balconies are groupped at courtyard facades.
Places for air conditioners are provided on balconies and loggias at the rate of one outdoor unit of the necessary capacity per apartment. Outdoor units are hidden inside the boxes of perforated painted aluminum, the upper part of which is used as a flower tray.
